Staking claim on free land or property is a practice that has been prevalent since ancient times. Infact, if one cares to open his childhood history books, one can get countless instances of this throughout history.
One of the best examples from history would be that of the new settlers who came to America, claimed the free land as their own and started building houses and creating farmlands on it.

The second step in claiming free land is doing the registration Check. Thus, once you have identified your free plot of land, you need to check whether it is already registered or not. The Land Registry will give you that information which might come in any one of the three forms of - registered, Unregistered or Pending First application.
Firstly, if the status is that it is already registered it might be that the owner has died and has no relatives of his or maybe that his relatives do not want this plot of land. The case may also be that the owner has permanently shifted abroad abandoning this piece of land.
Coming to the second instance of the land not being registered, it simply means that it has never been registered previously and that it has no owner. So essentially it is ripe for claiming though your owner tracing activity is going to become more difficult.
Now, if it is plot of land says 'pending first registration' it essentially means that someone has already made a claim on it so the best idea would be to leave it and search for another plot instead.
Thirdly, if it shows pending first registration it might mean that someone has beaten you to claiming it and the good idea would be not to pursue the said plot of land and look for another one instead.
The third step consists of proving owner tracing. So, when someone goes ahead claiming land whether it's registered or unregistered he / she needs to have proof that he/she had made attempts to trace an owner in the first place.
When you are ready to make the claim, go ahead and create a document as evidence of your claim commencement date. This is not mandatory and you can use your friends or colleagues as witnesses.
Once you are ready to stake your claim, it is usually not mandatory to submit any forms to the land registry office but it is always a good idea to keep some evidence of your claim starting date. For example, you might draw up a document and get it signed by two witnesses who might be your colleagues, friends or neighbors.
Land claiming process is long, extending upto 10 or sometimes even 12 years. What one can do in this time is make some money from the land by renting it our or holding boot sales n the premises.
The immediate neighbors of the property would undoubtedly be helpful towards your endeavor since nobody wants to live beside a derelict having overgrown gardens and garbage filled streams where there is chance of many unwanted activities taking place.
